1. Booking and Payment Conditions
All guests are required to register in order to book one of the properties available on our website. You will then receive a confirmation e-mail and you’ll be ready to start booking on BnBird.
When you book a property, you will be asked to pay an initial reservation fee based on the property you chose and the length of your stay.
A security deposit between 50€ and 250€ may also be charged upon booking, refunded upon check-out if there are no damages in the property and everything is in good conditions. The reservation is only confirmed after the deposit payment and consequent confirmation e-mail sent by BnBird.
The remaining amount must be paid by bank transfer (prior to check-in date) or in cash in Euros upon arrival directly to the property manager (Note: daily cash withdrawal limits at cash-points are 400€).
During the booking process, we will ask for your credit card details as a guarantee, used only in case of cancellation, if you don’t appear on the arrival day, and if there are some damages in the property.
All fees and charges will be collected by BnBird on behalf of the property owner.
You agree to pay the accommodation fees as set out in the booking process, discharge the cost of any damage to the accommodation or contents and also to pay any fees in relation to overstaying. So you hereby authorise BnBird to deduct such sums from the credit or debit card details you provided.
The accommodation fees set out in the booking confirmation are for property rental only. No additional services booked through BnBird website are included.
2. Booking Changes and Cancellation Policy
If you would like to make a change to your booking, please contact our customer service e-mail. Depending on the change, we can either modify the existing booking for you, or cancel and rebook it in a similar property of your choice.
All the bookings can be cancelled against payment of the following cancellation charges:
- More than 7 days before check-in date: The initial deposit will be fully refunded;
- 7 days or less before check-in date: 50% of the total booking is charged; (and you hereby authorise BnBird to deduct such sums from the provided credit or debit card).
- Cancellation on the check-in date or not showing: the total booking will be charged (and you hereby authorise BnBird to deduct such sums from the provided credit or debit card).
Besides this, it’s also possible to reduce the number of nights 30 or more days before the arrival date. In this case, we will not charge you for the nights you do not stay. Reducing the number of nights less than 30 days before arrival entails paying rate of 20% of the value of each night cancelled.
Adding extra dates is permitted when the same property is available for the extra dates. The change should take place only after payment of the difference in the amount of the reservation fee.
The first change of the reservation is not subject to administration costs, but subsequent changes are subject to a 20€.
3. Arrival and Check-In
BnBird will be responsible to send you a e-mail voucher with all the information you need for your arrival such as the property address and our contact number.
All the guests must provide the estimated time of arrival, at least, one week before the check-in, as well as the flight number (whenever applied), to confirm the meeting time and place on arrival.
Unless nothing else has been agreed or is stated on the voucher, the check-in must take place between 14h00 and 22h00. The check-in after 22h00 is subject to the payment of a 25€ fee.
4. Check-Out and Departure
Check-out must take place on the last day of the rental period before 11h00 and you must leave the property at this time. A later check-out between 11h00 and 17h00 is possible if the property is available, but it’s subject to a payment of a 25€ fee.
Unless you have agreed on a late check-out with BnBird or a further period of rental then you will be responsible for a full day’s accommodation fee for any overstaying.
You must return all sets of keys on departure and leave the property in good conditions.
5. Guest’s Amount
At the time of reservation, the customer must indicate the exact number of guests. No more than the number of guests specified in the booking may stay at the accommodation. The number of people who may stay in the property should not exceed the amount indicated on the property’s page, except in the case of children under the age of three.
Increasing the number of guests is only allowed when the property has such capacity. The change should take place only after payment of the difference in the amount of reservation fee.
6. Cleaning and Maintenance
The property will be always cleaned before guests’ arrival. Unless stated otherwise, these cleanings will not be subject to any fee.
Customers should leave the property clean and in the same condition as they found it, otherwise BnBird deserves the right to charge additional cleaning fees.
If something breaks or does not work properly during your stay, just get in touch with the property manager so that it can be quickly fix or clean.
7. Behaviour and Safety
At the check in one guest must be responsible for the proper use of the property and its equipment, and should ensure that the remaining guests obey with the rules of good conduct. All rules imposed by the property owner must be met by the guests. These rules may change from time to time.
The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The properties are in residential areas and you should be aware that social events and other activities that might disturb the neighbours are prohibited. In the event of default the authorities may be alerted and you will be subject to fines imposed by them. Unless otherwise stated in the property’s page, it is strictly forbidden to smoke in the apartments. Smoking is permitted on balconies and terraces as long as the doors and windows are closed.
If you become aware of anything during your stay which you believe is an health and safety risk you must inform BnBird immediately.
When leaving the property, customers should ensure to leave gas appliances turned off, windows closed, the air-conditioning, central heating and the lights off.
8. Property Damage
A written or photographic inventory will be supplied to you upon arrival.
You must notify BnBird of any damage to the accommodation, which occurs during your stay, even if you regard the damage minor or not your fault. If you do not notify BnBird of any damage you will be liable for such damage on a full replacement basis. Any deductions for property damage will be taken from the credit or debit card you have supplied.
9. Additional Services
These terms and conditions apply to all goods and services provided or arranged by us, BnBird.
Before and during your stay we will supply you with a list of additional services. You may book any of these services through our website, e-mail or by phone, during your stay. We would recommend that you book these services at the earliest opportunity, since they are subject to availability.
As part of our additional services we may book or order goods or services from third party suppliers. This will apply to any ticketed events you wish to attend, restaurant bookings or other goods or services ordered through our concierge service. Airport transfers, food orders, affiliate memberships and nanny or babysitting services are also supplied by third parties.
Please note that any booking we arrange for you with a third party will be subject to that party’s terms and conditions of business. You will be liable to pay the costs of any third party service.
We will not be responsible for any failure on the part of that third party to adequately supply the service (unless we have been negligent in selecting that third party or placing the order on your behalf). We do endeavour to ensure that all of our partners provide their services to the highest possible standards.
Any service which you request at the time of your booking will be included in the preliminary invoice which is provided to you before prepayment. These charges will be collected when the accommodation fees are collected from you.
Services purchased after you have booked your stay will be added to your account and collected at the same time.
If you book services after pre-payment of accommodation fees has been collected we reserve the right to collect payment for services at any time on or after booking that service or on you departure from accommodation.
In some circumstances we will book and pay for third party goods and services on your behalf and charge those costs to you (plus our handling charge).
BnBird provides an online booking service that helps you book short-term rental properties. We act as an intermediary and our service is legally limited to displaying properties and managing the booking until confirmation is sent by e-mail. We are not part of the rental agreement. However, complaints can be made via BnBird and they will be communicated to the owner.
Neither BnBird or property owners shall be responsible for any damage caused, directly or indirectly, that may occur during the guests’ stay such as (but not limited to): injury to person or possessions, theft or criminal behaviour, losses due to fire or misconduct, etc. The same applies in respect of any deficiencies in the supply of gas, electricity, water, telephone or internet.
Since BnBird is based in Portugal, these conditions are subject to the Portuguese law. The Portuguese Courts shall have sole jurisdiction in the event of legal action concerning booking with BnBird.
By accepting these terms and conditions you are also accepting the specific conditions of the property you are booking.
11. Website Policy
All the information related with the properties we display are based on information supplied by the property owner. While BnBird does its best to verify and update the information as seen on the website, we cannot be held responsible for errors, changes or omissions that may occur. BnBird reserves the right to update information published on the site at any time including (but not limited to) rates, descriptions and photographs.
BnBird reserves the right to update its terms and conditions at any time as required. It is the responsibility of parties using the BnBird service to review these terms and conditions in case of change before making a booking. By agreeing to this, it is understood that all parties accept any changes and that all parties comply with these changes. These terms and conditions do not affect your consumer statutory rights.
